On April 11, 2022, Mayor Lieke Sievers, on behalf of the Municipal Executive of Edam-Volendam, and Maarten Leschot, director of developing investor Zephyr Real Estate from Amsterdam, signed the anterior agreement for the realization of a small-scale residential care complex for elderly people with dementia and a detached villa. at Oorgat 6 in Edam.
On January 13, 2021, both parties signed the letter of intent in which the municipality conducted an extensive feasibility study on whether and, if so, under what conditions the initiative could be realized at this special location in Edam. At the same time, Zephyr Real Estate has started a participation process to estimate the support in the neighbourhood. The results were both positive. With the signing of the anterior agreement, the zoning plan procedure can be started.
The highly desirable facility in Edam
Alderman responsible, Wim Runderkamp, is pleased with the social project. “In view of the aging population and the explosive growth of people with Alzheimer’s in the coming years, this is a very desirable addition to the healthcare landscape in our municipality. I have received a lot of appreciation for the participation process that has gone through and the determination of the initiator to achieve a rapid realization.”
Maarten Leschot: “Our involvement from the Zephyr Group with people and society is the foundation on which we build, whether it concerns investing in growth companies or developing socially relevant real estate such as this project in Edam. The project is an important reference for Zephyr Real Estate, whereby we also remain the owner of the real estate as an investor, and the prelude to the development of an investment portfolio of similar residential and care facilities.”
Living and care
After going through the zoning plan procedure and obtaining the environmental permit, the existing company house and the company shed at the rear will be demolished. This will be replaced by a detached villa in the ribbon on the Oorgat and a sustainable residential care complex at the current position of the industrial warehouse near the Fort near Edam. The small-scale residential care complex consists of 28 independent care apartments with communal functions such as a restaurant, living rooms and library. The design of the gas-free and energy-neutral residential care complex and the detached villa is by Architectenbureau Ruben Wennekers from Oosthuizen.
The start of construction is expected in early 2023
The zoning plan procedure will start soon. The integrated design is currently being worked out and the care operator is being contracted. If everything goes according to plan, Zephyr Real Estate expects to be able to start the demolition work at the beginning of next year, followed by the realization of the project.
