On September 19, 2022, Johan Poel and Gérard Thaens signed a twenty-year lease on behalf of Com4care and Maarten Leschot of Zephyr Real Estate for the small-scale residential and care facility to be realized at Oorgat 6a in Edam.
Over the past period, the parties have worked closely together to achieve this long-term commitment.
The plan consists of 26 care apartments and communal facilities such as a dining room and sitting room where the elderly can live sheltered with 24/7 availability of high-quality care. The building is gas-free by means of 3 central air heat pumps with which all areas can not only be heated, but also cooled on hot days. More than 300 solar panels will be installed on the roofs, so that the project complies with the Energy Neutral Building (ENG) standard.
Sheltered living for vulnerable elderly
Residents will soon be able to call on a team of expert employees to provide them with tailor-made care. The package includes rent, daily meals, an activity program, household care and 24-hour care.

continue to live independently. Carry on with life as usual, independently and in your own familiar environment. However, there may come a time when this is no longer possible. At that moment it is important to know that comfortable living with excellent supportive care is available. We create such an environment with our houses. And thanks to this collaboration with Zephyr Real Estate, this will soon also be available in Edam.”
Delivery expected mid 2024
The Draft Zoning Plan has recently been made available for inspection. The municipality of Edam-Volendam is currently elaborating this in a final zoning plan, which is presented to the municipal executive and the city council for decision-making. It is expected that the Zoning Plan can be adopted at the end of the year and that it will be irrevocable in the new year. In the meantime, Zephyr Real Estate and Com4care are working with an integral design team to develop the design into an environmental application that is submitted at the end of the year and a construction team partner is contracted.
If everything goes according to plan, the demolition and preparation of the site can be started early next year. Subsequently, the construction of the residential care complex can be started. The first residents will then be able to move in by mid-2024.
