Edam - Oorgat 6

On the Oorgat near the Fort near Edam in the municipality of Edam-Volendam, we want to offer a home for elderly people with dementia. For this purpose, a small-scale residential care complex with approximately 28 care apartments is being developed, which will replace the current company buildings. The current house will be replaced by a new detached villa. The characteristic monumental beech at the front of the site will be preserved.

The number of people with dementia has increased almost sixfold due to the aging population. From 50,000 in 1950 to 290,000 now. In the future, the number will explode to more than half a million in 2040. Until 2050, the number of people with dementia will increase further to 620,000.

The small-scale residential care complex mainly consists of care apartments for people with dementia. A number of apartments will be used for care hotel rooms. Elderly people from Edam can go here when they are discharged from hospital, for example, but cannot go home yet because they still need care. On the ground floor there will be communal facilities such as a dining room, living room and library. In consultation with the care operator, it is also being investigated whether a neighborhood room can be created where lonely elderly people from Edam can also participate in daily activities.

State of play

Oorgat Ontwikkeling BV, part of Zephyr Real Estate, has completed the initiative phase in collaboration with the municipality of Edam-Volendam for the development of a small-scale sustainable residential care complex for elderly people with dementia and a detached villa. As a result of the results, the municipality of Edam-Volendam has decided to no longer designate the project as a ‘spatial project’ within their project organization and assume that further development can be completed without the associated official commitment.
In the coming period we will start contracting a care operator, preparing the zoning plan and elaborating the designs. Zephyr Real Estate will probably add the residential care complex to its own investment portfolio.
